A leak discovered during the whole house inspection revealed a large opening in the return and a smashed return plenum.
High Humidity Problems?
A common problem we hear is that the home has high humidity or the a/c is not cooling down the home properly. To explain building science briefly, we inspect what is referred to in the industry as the "drywall envelope" which is the barrier of the living space. This barrier is what keeps the outside air out, and the inside air in. During our testing, we keep the home under constant depressurization in order to expose the problems in both the drywall envelope and within the duct work. Using our tools and knowledge of building science, we locate and diagnose these seemingly unsolvable problems that many homeowners have had to face for months and sometimes years.

We have uncovered problems that range from leaky duct work, various holes in the drywall envelope, faulty thermostats, homes with thermal bridging problems, high static pressure in the a/c system, shoddy duct layout and sealing, holes within the plenums, holes within the spray-foam barrier, insulation entering the living space causing breathing problems, and sick-house syndrome issues involving gas appliances.
