High Humidity in Your Tampa Home? Causes, Signs & How to Fix It

Florida homes fight humidity every day. If your house feels sticky, your A/C runs constantly but never seems to "catch up," or you're seeing musty smells and condensation, the problem usually isn't the weather. It's air getting into your home and ductwork from places it shouldn't. Here's what causes high indoor humidity in Tampa Bay homes, how to tell if you have a problem, and how a whole house inspection finds the source.

Signs your home's humidity is too high

  • The house feels damp or clammy even with the A/C on

  • Musty or "old house" smells, especially in closets or bathrooms

  • Condensation on windows, A/C vents, or cold water pipes

  • Mold or mildew spots on ceilings, walls, or around supply vents

  • Your A/C runs for long stretches and the electric bill keeps climbing

  • Some rooms are noticeably warmer or more humid than others

An inexpensive hygrometer from a hardware store will tell you your indoor humidity. The EPA recommends keeping indoor relative humidity between 30% and 50%, and below 60% to help prevent mold growth. In Florida, readings in the 60s and 70s indoors are a sign something needs attention.

What causes high humidity in Florida homes?

1. Leaky ductwork

In many Tampa Bay homes the ducts run through a hot, humid attic. A disconnected duct, a smashed or leaking return, or a hole in the plenum lets the A/C pull in hot, moist attic air and push it straight into your living space. On a recent whole house inspection we found a large opening in the return and a smashed return plenum, the kind of problem that keeps humidity high no matter how hard the A/C works.

2. Air leaks in the "drywall envelope"

The drywall envelope is the barrier that keeps outside air out and conditioned air in. Gaps around recessed lights, attic access hatches, plumbing and electrical penetrations, and wall cavities let humid outdoor air leak in all day long.

3. A/C system problems

High static pressure in the A/C system, poor duct layout and sealing, or a faulty thermostat can all keep your system from removing moisture the way it should.

4. Gaps in spray foam or insulation

Even homes with spray foam can have holes in the foam barrier. Thermal bridging and insulation problems can create cold spots where moisture condenses.

Why replacing the A/C often doesn't fix it

We hear it all the time: homeowners have had HVAC contractors out again and again, or even replaced the unit, and the humidity is still there. If the real problem is leaky ducts or air leaks in the home, a new A/C is still pulling in humid air through those same leaks. You have to find the leaks first.

How a whole house inspection finds the problem

Our Whole House Inspection is built for exactly these "unsolvable" humidity and comfort problems. It includes:

Minneapolis Blower Door gauge reading during a blower door test on a Tampa Bay home
Our blower door depressurizes the home to 50 pascals to measure how much air is leaking in.
  • Blower door test (envelope leakage): We put the home under constant depressurization, which exposes air leaks in the drywall envelope so we can locate them.

  • Duct leakage test (pressure pan): We test the duct system to pinpoint leaks in the supply and return ductwork.

  • Room-by-room examination: The inspection typically takes 1.5 to 2 hours and covers every room.

  • Full PDF report with photos and solutions: You get a report showing exactly where the problems are and how to fix them.

Most repairs we recommend are simple: minor drywall patches, sealing holes with spray foam, and caulking. Simple repairs, outstanding results.

Frequently asked questions

What humidity level should my house be?

The EPA recommends 30% to 50% indoor relative humidity, and keeping it below 60% to help prevent mold. If your home stays above 60% with the A/C running, it's worth an inspection.

Why is my house humid even though the A/C is running?

The most common reasons are leaky ductwork pulling in attic air, air leaks in the home's envelope, and A/C system issues like high static pressure or poor duct sealing. A blower door test and duct leakage test can show which one it is.

What is a blower door test?

A blower door test uses a calibrated fan mounted in an exterior door to depressurize the home. Outside air then rushes in through every unsealed crack and opening, so a certified energy auditor can measure how leaky the home is and pinpoint where the leaks are.

How long does a whole house inspection take?

Typically 1.5 to 2 hours, with a thorough examination of every room.

What areas do you serve?

We serve the Tampa Bay area, including Hillsborough, Pasco, Pinellas, Hernando, Citrus, and Manatee counties.
